7.a ADDITION_Swenson Goose Lake Farm Estates Property Values and Pedestrian EasementJuly 17, 2023 Today, I am providing Jim Simpson an accurate summary of the residential listing and sales information that is of record and is available in the Regional Multiple Listing Service of Minnesota, Inc. (MLS), for the residential properties located in Swenson's Goose Lake Farm Estates, that have ever been listed for sale with a real estate Broker. I am a long-time real estate Agent and I was also a proud Scandia resident from 1968 until 2003. My wife, Nancy and I raised our family on the west shore of German Lake. I have a strong knowledge of this area and property attributes that contribute to property values. I understand that homeowners of Swenson's Goose Lake Farm Estates have claimed the 1682+ feet long pedestrian walking easement that exists on the east side of the Simpson property, greatly contributes to their property values. They claim that if the easement is vacated, their property values will be reduced. In my history, when a Seller has a valuable easement, such as a lake access easement, or a deeded lake access easement, the Seller always makes it very clear that the easement needs to be documented and featured in the MLS property listing information. The entire MLS listing and sales history of the development since 2001, includes a total of 22 listings. Of the 22 listings a "walking trail" was featured in only TWO listings, "deeded" lake access and "beach access" in only ONE listing, and "walking paths to north of home" in ONE listing. Only the legal descriptions of the lots in the development includes "subject to a pedestrian easement". The other 19 listings mentioned absolutely nothing about the pedestrian easement in the MLS marketing information. If the homeowners really placed value on the easement, they would have made sure the real estate Agent would have featured the easement in the listing information. My experience as a Realtor began in 1986 and I am still an active Realtor. The only times I have seen a non-iakeshore Owner receive the benefit of a slight increase in property value is when the Owner's property is located close to, or directly across the street from a lake, and the property includes a "Deeded Lake Access".
