Hi TJ,
Playing email catch up after limited office time the past few weeks.
Realizing the bolded comments by date is incorrect. I believe you met yesterday. With missed deadline,
I won’t be submitting a formal letter. However, if I can submit a comment that could be include during
public commenting that would be appreciate:
In recent variance reviews for other non-conformity situations to resource setbacks by the Planning
Commission, City staff have highlighted and stated that landowners are pursuing stormwater
management to achieve protection of the natural resources. This proposal includes no demonstration of
similar management or protection mitigation. Therefore, the District would recommend the Planning
Commission add a condition(s) that includes requiring stormwater management to ensure bluffs will not
destabilize and stormwater is infiltrated on-site to reduce downstream burdens known within this
neighborhood. Alternatively, I recommend the Commission table a decision if they would like to review
the proposed stormwater management to ensure it achieves a proportionate mitigation standard to that
of a full bluff setback standard.
Thanks,
Tom Langer
