Authorized Work/ Special Conditions for Project Address: 19261 Manning Trail North Marine on St Croix, MN 55047
1. This permit allows for an addition to an existing commercial building. The use of the building shall be for a convenience store with
gasoline pumps and a liquor store. Any change in use shall require a new permit.
2. Improvement must take place In accordance with the site plan submitted.
Q Grading and drainage improvements must take place in accordance with the grading plan submitted dated as revised January 6,
2004.
Landscaping must be completed in accordance with the plans submitted.
5. An on-site septic system must be installed In accordance with a permit Issued by Washington County Department of Public Health
and Environment.
6. Ughting in the canopy over the gas pumps must be recessed.
7. Any free-standing light fixture shall not exceed 25 feet In height and shall be at least 5 feet from any property line and 10 feet from
a road right-of-way. All lights shall be shielded. The luminaire shall contain a cutoff which directs and cuts off light at an angle of 90
degrees or less. Before lights are ordered, the owner shall submit specifications. to Washington County for approval. All other
standards of the Washington County Ordinance pertaining to lighting shall be met.
8. One accessory building is allowed as indicated on the site plan. The building shall only be used for storage related to the
convenience store and apartment upstairs. No other business is allowed in this building. Leasing or renting the building for storage
or any other use is prohibited.
9. All trash shall be stored Inside a building or entirely screened from the road and all property lines.
10. All conditions Imposed by New Scandla Township and Carnelian-Madne Watershed District shall be adhered to.
11. A separate sign permit Is required for any signage proposed.
12. This permit shall be reviewed annually. After commencement of business activities, if the Washington County Zoning Administrator
determines additional conditions are necessary, they shall be made a part of this permit.
13. Prior to a certificate of occupancy being Issued the owner shall contact Washington County for inspection to assure all Improvements
are completed correctly. The building cannot be occupied until approved by Washington County.
Violation of any condition of this permit may result in revocation of said permit and/or prosecution.
