Re: New Shed at 22723 Nolan Ave N
Dear Members,
My wife and I would like to add a 20'x 20' shed to the side of our existing driveway. In order to
place the shed where we believe it will be best used we will require a sideyard setback variance.
I have already spoken with the Ben Betz our neighbor to the south. His view of our shed and our
entire house is blocked by his pole barn. He said there would be no problem from his point of
view from our shed being located where we desire. His number is 612-919-7621 if you wish to
contact him.
You might think with 6.5 acres we wouldn't need a variance to build a shed. However, we have
two large wetlands and when you consider the 75' setbacks there is actually a very narrow strip
of land to build on. Our septic mound and proof of a 2nd mound are to the north of our house.
Our drive way comes in to the south part of the land.
We currently have a concrete apron out in front of the garage and that ties into the drive way.
We would like to use the existing apron and driveway to access the shed. We have moved the
proposed location closer to the house than we originally planned but this way we can maintain
10' from the property line. We don't want to attach it to the house because it will not be identical
to the house but it will be complimentary to the house. Our siding manufacturer no longer makes
our color of siding, and we don't plan to put cultured stone on the shed. Having the shed about
20' from the existing garage will also make removing snow from in front of the garage more
manageable. We would also like to build a small chicken coop for 4 -6 chickens and place it
beside the garage hiding it from the north wind.
The plan for the shed is to store items currently stored outside do to no more room inside the
garage. Items like a snow plow, two trailers, a go-kart, wheelbarrows, general garden items. If
you grant us the setback the shed will be sided with Hardi Siding with colored trim boards and
charcoal colored shingles.
Please feel free to contact me at any time. 651-775-2822. You are all welcome to enter the
property at your leisure. I have placed 4 driveway markers at the proposed location. The
basketball hoop will be removed.
