APPROVING A MINOR SUBDIVISION FOR 21602 MEADOWBROOK AVENUE
NORTH
WHEREAS, Christopher and Jennie Ferderer, applicants, and Gary and Margaret Olson,
owners, have made an application for a Minor Subdivision to create two parcels, 6.23 and 3.77
acres in size, by subdividing a parcel located at 21602 Meadowbrook; and
WHEREAS, the property is legally described as follows:
The north 636.19 feet of the south 652.69 feet of the east 684.75 feet (41.5 rods) of the
Southwest Quarter of the Northwest Quarter as measured along the north line thereof, all in
Section 16, Township 32, Range 20, Washington County, Minnesta; and
WHEREAS, the Planning Commission reviewed the request for the Minor Subdivision
at a duly noticed Public Hearing on March 4, 2014, and recommended approval of the Minor
Subdivision with conditions; and
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE PLANNING
COMMISSION OF THE CITY OF SCANDIA, WASHINGTON COUNTY,
MINNESOTA, that it should and hereby does recommend approval of a subdivision to create
two parcels, 6.23 and 3.77 acres in size, on the property at 21602 Meadowbrook Avenue North.
FURTHER BE IT RESOLVED, that the following conditions of approval shall be met:
1. The minor subdivision shall be in substantial compliance with the Certificate of Survey
dated February 5, 2014.
2. The applicants shall obtain the required septic system permit from Washington County
for the proposed dwelling on the 3.77-acre parcel before approval of a building permit.
3. The park dedication fee of $3,000 for the 3.77 acre parcel shall be due before the
approval of the Final Plat.

4. No accessory structures shall be constructed on the new parcel before construction of a
primary residential structure.
5. The applicant shall record the new parcel within one year of the date when the minor
subdivision is approved.
6. The Applicant shall pay all fees and escrows associated with this application.
