Amend New Scandia Township Comprehensive Plan The Township's Density Policy and findings should conform with the MET Council's density policy of 1:10 per parcel, minimum lot size 2 acres. Parks and nonshoreland lakes (20+ acres) are included in the density formula. Shoreline, town center, river districts and lakes are excluded from the density formula. Need to know the amount of. excluded acreage. Density could be higher in excluded districts, i.e. town center. Recommendations by Virginia Harris from Development in New Scandia Township Report (P. 2) Reviewed 1. Use in Scandia Township's Comprehensive Plan. We agree whole heartedly with this recommendation. 2. Review by task force. Agreed that current town center is area zoned R-1, RB & GB, but open to ideas for expansion. Note that current sewer system is near its limit. Item that could be reviewed by a consultant. 3. No action by task force on this recommendation. 4. Change projections to year 2015. Staged growth plan is needed. Do a rough_,Land Use Plan now for Comp Plan and then do a more detailed one using a consultant. 5. Yes, as a result of Land Use Plan. 6. Yes, include in current plan. 7. Statement changed: "Generally the cluster residential lot size should be only that amount of land which could accommodate a house, garage, out -building, two drainfield sites and a well." 8. No action for task force at this time. Wait for the County Ordinance. The County will determine percentage of wetland or hake that is permitted for designated open space in a cluster. 9. Yes, fix wording of Goal#4 in Scandia Comp Plan. 5. Already covered. 6-10. Get clarification by Harris and task force work on these items. A one year time commitment was set. Taskforce projects to be completed March 1, 1997. Of primary importance, get a consultant to guide taskforce through the entire process of creating a future growth and development picture for the.Township. Items to consider later: mediator for town meeting; develop a cluster ordinance; new zone map; new subdivision ordinances.
