On the above date New Scandia Township Planning Commission held their regular monthly meeting.
The following Board Members were also present: Qi it -man, .Denni&-Seefeldt, Vice Chairman, Paul
Rasmussen, Michael Hinz, Kevin Nickelson and John Martineau.

Planning Commission recommends to the Town Board to grant the variance to Richard D. Houston, 26
West Tenth Street, #2807, St. Paul, MN 55102-5011 owner and applicant, Travis Huonder, 2160,
Sycamore Trail, Woodbury, MN 55125. Lots 6 and 7, Block 3, Holiday Beach 2nd Plat. For lot size from
2.5 acres to .5 acres to construct a home on the grounds that this is a reasonable use of property previously
platted. Conditions are: 1) that two septic systems be approved by Washington County; 2) the house be
built to minimize significant tree loss; 3)approval from the Watershed be granted; and 4) a letter from the
surveyor be submitted confirming slope of property. Findings are without a variance this property can not
be put to a reasonable use and will not alter the essential character of the neighborhood.
John Martineau made a motion to accept the Planning Commission recommendations. Michael
Hinz seconded the motion. Kevin Nickelson made a motion to allow an attached garage not to
exceed 2000 square feet of the footprint. John Martineau seconded the amendment and
amendment and motion adopted unanimously.
Joseph Childers/Minor Subdivision
Planning Commission recommends to the Town Board to grant the Minor Subdivision to Joseph Childers,
10821 Mayberry Trail, Marine, MN 55047. The NW 1/4 of the NE'/4 of Section 30, Township 32, Range
20. Parcel A, 5 acres, containing the home. Parcel B would be 15.77 acres in size and would gain access
from a 40-foot wide strip of land from Mayberry Trail North. This Minor Subdivision shall be approved
as it is reasonable use of the property and meets the requirements of the ordinance. Conditions are: 1) soil
tests and location of septic systems be approved by the County; 2) wetlands are delineated and dedicated
the township road right -way for drainage and utilities to be dedicated to the township; 4) park dedication
will be in lieu of land, 5) provided erosion control plans, including driveways, slopes and grading, to be
approved by town engineer prior to any earthwork; 6) all setbacks are met; 7) a development agreement is
prepared and approved by the town board; 8) the Carnelian -Marine Watershed District approve the
proposed watershed replacement plan; 9) the parcles cannot be further subdivided. Findings are wetlands
limit the location of an access driveway and the plight is not created by the lanndowner.
Kevin Nickelson made a motion to approve the Planning Commission recommendation for the
Minor Subdivision for Joseph Childers. Michael Hinz seconded the motion and motion adopted
unanimously.
Rachael Sundbere 2°d Drivewa
Ms. Rachael Sundberg, 14177 205`h Stree has a 6.72 acre lot in the plat of Lundgren Heights. Ms.
Sundberg is requesting permission to construct a second driveway to access a new pole barn, because of
the location of septic system she needs to install a second driveway. It was determined the ordinance is
not clear on the second driveway. The clerk would contact the County if they have any concerns and if
not it is okay with the township.
