On the above date New Scandia Planning Commission held their regular monthly meeting. The
following New Scandia Town Board Members were also in attendance: Chairman Dennis
Seefeldt, Vice Chairman Michael Hinz, Lisa Crum, Blair Joselyn and Nancy Madden.
TERRY KOENIGS-NIgNOR SUBDIVISION
Planning' Commission recommends to Town Board to grant the Minor Subdivision to Terry
Koenigs, 13120 Lakamaga Trail, Marine, MN 55047. Part of SE'/4 of the NE'/4 of Section 28.
29.57 acres into two parcels of 3.16 acres and 26.41 acres on the grounds that is a reasonable use
of the property. Conditions are 1) the septic sites are approved by Washington County, 2) park
fees of $1,000 per lot is paid, and 3) drainage easements prepared and given to the township prior
to approval. Findings are the subdivision meets the requirements in the zone in which it is
located.
Michael Hinz made a motion to approve the Planning Commission recommendations for
the Minor Subdivision for Terry Koenigs. Blair Joselyn seconded the motion and motion
adopted unanimously.
Planning Commission recommends to the Town Board to grant the variance to Mr. Robert
Eberhart, 2003 Roe Crest Drive, N. Mankato, MN 56003. Part of Reserve No. 3, Otisville.
That the variances of Lot Size 2.5 acres to 1.2 acres, Bluff Setback from 100 feet to 0 feet and
Creek Setback 200 feet to 120 feet requested by Robert Eberhart be approved on the grounds that
the variance will not alter the essential character of the neighborhood and circumstances are
unique to the property not created by the landowner. Conditions are 1) remove pump house and
woodshed, 2) get approval from DNR on Creek Setback, 3) maintain same color as cabin, 4) no
foundation, 5) erosion control measures are used, and 6) use revised plans as submitted this
evening. Findings are the lot is pre-existing and a screen porch is a reasonable request for a
cabin, total impervious surface would be very minimal especially since the screen porch will very
minimal especially since the screen porch will be above existing grade on posts, the proposed
addition will not environmentally impact the St. Croix River, and the cabin is already entirely
within the river bluff line.
Nancy Madden made a motion to approve the Planning Commission recommendations for
Robert Eberhart variance with the addition that there shall be no placement of gutters on
the addition. Lisa Crum seconded the motion and motion adopted unanimously.
