APPROVING A MINOR SUBDIVISION OF THE PARCEL LOCATED BETWEEN XXX
PILAR ROAD NORTH AND XXX 220TH STREET NORTH
WHEREAS, Tony Randall has made an application for a Minor Subdivision named the
Maurer Minor Subdivision to create Lot 1 of 8.25 acres and Lot 2 of 7.76 acres, by subdividing
the existing 17.47-acre parcel located between Pilar Road North and 220th Street North (PID
#12.032.20.43.0001); and
WHEREAS, the property is legally described as follows:
THE WEST HALF OF THE SOUTHWEST QUARTER OF THE SOUTHEAST
QUARTER (W1/2 OF SW1/4 OF SE1/4), OF SECTION TWELVE (12), TOWNSHIP
THIRTY-TWO (32) NORTH, RANGE TWENTY (20) WEST, WASHINGTON
COUNTY, MINNESOTA, EXCEPTING THEREFROM THE FOLLOWING
DESCRIBED PARCEL: BEGINNING AT A POINT ON THE SOUTH LINE OF THE
SOUTHEAST QUARTER OF THE SOUTHWEST QUARTER (SE1/4 OF SW?),
SECTION 12, TOWNSHIP 32N, RANGE 20W, DISTANT 1108 FEET EAST OF THE
SOUTHWEST CORNER THEREOFT; THENCE NORTHERLY, PARALLEL WITH

WHEREAS, the Planning Commission reviewed the request for the Minor Subdivision
at a duly noticed Public Hearing on April 2, 2019, and recommended approval of the Minor
Subdivision, with conditions; and
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE PLANNING
COMMISSION OF THE CITY OF SCANDIA, WASHINGTON COUNTY,
MINNESOTA, that it should and hereby does recommend that the City Council approve the
Maurer Minor Subdivision, to create Lots 1 and 2, approximately 8.25 acres and 7.76 acres
respectively, by subdividing the parcel located between Pilar Road North and 220th Street North.
FURTHER, BE IT RESOLVED, that the following conditions of approval shall be met:
1. The minor subdivision shall be in substantial compliance with the Preliminary Plat and
Final Plat dated February 15, 2019, except where requested revisions to the Final Plat
have been noted in subsequent conditions.
2. The applicant or future owners shall obtain building permits for any future construction
on the parcels in the subdivision, and a driveway permit for the driveways to Lot 1 and
Lot 2. All future construction shall comply with the Development Code.
3. The applicant shall obtain a District Permit from the Carnelian-Marine-St. Croix
Watershed District, under Rule No. 4.0, to establish buffers around any delineated
wetlands or groundwater natural resources and shoreland areas on public waters.
4. A formal wetland delineation must be completed, reviewed by the Technical Evaluation
Panel prior, and reflected on the Final Plat prior to it being recorded.
5. The Final Plat shall indicate drainage & utility easements over the delineated wetlands.
6. The Final Plat shall include drainage & utility easements labeled with arrow leader at
least one time in Lot 1 and Lot 2, and label the dimensions in the plan view.
7. Outlot A north of Pilar Road North should be dedicated to the City and recorded on the
Final Plat.
