We are submitting a request to construct a single-family principle structure on a 0.47ac (100' x
lot located at 18630 Norell Avenue North. The property has a 1 -story principle structure
built in 1901 and3 accessoro buildin s. The curren-'sair-ti• ort _•---
the road edge. It is our intent to remove the principle structure and all accessory buildings to
allow for the construction of a new single-family principle structure.
A variance for this application is needed for your review and approval. The reasons for this
request include;
- Principle structure must be constructed as a slab -on -grade. A basement on this lot is no)
an option.
- Septic system is located within the buildable envelop and reduces the buildable area
During this process, we have made numerous modifications to best meet city ordinances and
the needs our family of 4, with consideration to the neighbors and the community. We have
solicited feedback and incorporated recommendations from both Landmark Survey and TKDA
that are reflected in the proposed layout. Other factors for consideration;
- Garage access and driveway maximizes off-street parking for the safety of t
neighborhood and provides for proper snow removal I
Site lines of adjacent property owners are not negatively impacte,11,
Adequate access to the lake for maintenance and seasonal work
