The proposed home is a rambler. Our company, without exception, has built every empty
nesters a rambler home. Unfortunately, ramblers are normally wider in design which
makes them difficult to fit on narrow lots. Fortunately, they normally are not as deep as a
2 -story home which helps keep a rambler home farther from the lake.
Multiple times we have redesigned the home to locate the home as far away from the lake
as possible, meet the side yard setbacks, the customer's expectations and budget.
By again making adjustments to width, we have succeeded in meeting the 20' side yard
setback for the home. The exception is the end of the angled garage which is 11 feet (the
adjacent neighbor has his garage 10' from the property line in the same location). The
driveway location is forcing us to locate the garage 11' from the property. The driveway is
pinched between a steep drop off and the new location for the septic system. There is only
one site for the septic system. We need space in front of the garage to enter and exit the
garage. Reversing the home does not work. Swinging the end of the garage to the left
would intrude on the front setback and impact the accessibility to the garage. Our hardship
is the terrain and the required septic location.
We also do not meet the setback from the lake. We have improved the setback from the
lake from the existing home. We are also further from the lake than the two adjacent
homes. The existing home, including the deck, is 32.2'from the lake. The new home is
79' from the lake. If a 14' x 22' paver patio impacts the setback, we are 65' from the lake.
