The minimum lot size for this parcel is determined by the Shoreland Overlay District requirements. Section 7.1 of the
City's Shoreland Management regulations requires lot in the Shoreland overlay area of Natural Environment Lakes,
including German Lake, to be 5 acres. The Shoreland Overlay zone over -rides the underlying GR District regulations.
Kristina is correct in stating that the zoning is Consistent with the current Comp Plan policies. The Comp Plan requires a
4 per 40 maximum density in the GR District, but permits smaller minimum lot sizes (page 110 in the Comp plan). Under
the comp plan and ordinance there could be a 5 -acre, 9 -acre, 11 -acre and 15 -acre parcel created in the quarter -quarter
section, and this would meet the density standard and lot requirements in the ordinance and the policies in the Comp
Plan.
The ordinance may have been different in the past, but the proposed subdivision is consistent with both the Shoreland
Management Ordinance and the current Comp Plan. There is no conflict.
