Please find our Team's response to your questions:
#1: How would your unified plan update differ from the City current plan?
The City's adopted zoning, subdivision, site plan and design guidelines are separate
chapters/codes/ordinances or policy documents. Our proposal outlines an "Enhanced" approach
that would work to synthesize all, or most, of the identified regulatory codes into a Unified
Development Code ("UDC"). Our Team will work collaboratively with the City to determine the
extent to which integration of each chapter/ordinance/guideline is feasible. Together we can
determine what is included or excluded based on your identified needs and objectives for the
update project. The UDC approach will emphasize (where appropriate) design guidelines and
more fully incorporate graphic representations of how to implement the UDC requirements,
which will not be as robust if a standard update of your codes is selected. Additionally, while we
are not proposing a "form-based" approach, in a UDC we will look to incorporate some form-
based principles such as placing more emphasis on scaling/massing/architecture in specific
districts or areas (for example in the village area). Regardless of which approach is selected, our
intent is to create a regulatory document(s) with less jargon that is user-friendly for staff,
residents, businesses and policy-makers.
#2: Would your firm have the flexibility to adapt the project schedule given the obstacles of this
current public health crisis?
Absolutely. We, like everyone, are actively looking for ways to adapt and be flexible in our
current and future work. We can adjust our process and approach on this project, and Our Team
can come armed with some ideas to the interview. We currently have video-conferencing
capabilities up to 100-participants and are brainstorming creative ways to engage with our clients
and the public. We are happy to work collaboratively with you to figure out the best approach
and schedule that makes sense for the project.
#3: Are you willing to have the project team present at the time of the interview?
Yes, but we may limit the number of people from our Team in attendance. At this time, it would
likely be myself, Julia and Mike in attendance.
