Please find the enclosed design for the replacement septic system for the property located at 23820 Lofton Ave N in Scandia
Minnesota. This design was completed on April 4, 2020 to be in compliance with local and state requirements.
An overview of the design is outlined below with more details in the enclosed design documents.
Design flow of 450 gallons per day (gpd) for a three bedroom home with receiving the flow by gravity from the house
m Flow will be collected in a 1,000 septic tank followed by a 1,000 gallon septic tank in series which is then followed by a
1,000 gallon pump tank. The 1,000 gallon septic tank (second in series) will have an effluent filter.
® The pump tank will dose a mound with a 14 inch sand lift with and a rockbed of 45'x 10'.
® The current septic system has failed hydraulically and is currently discharging to the surface. The proposed
replacement septic system should be installed as soon as possible.
A variance from the City of Scandia will be required for the setback to the wetland. The system is designed so that the
absorption area is 50' from the wetland, however according to Washington County Septic Ordinance #206 the required
setback for a wetland (unclassified body of water) is 75'.
Please protect the mound area from all traffic as driving over the proposed mound area could ruin it for use and make the
replacement costs considerably higher having to utilize pretreatment or other methods to ensure compliance with regulations.
The proposed mound system is a type III system due to the slope the mound is going on. The proposed location has the least
slope and the greatest distance from the wetland on the property in addition to the only contour that could accommodate the
mound rockbed. As a result of this and the unusable front yard due to setback requirements this is the only location that is
viable on the property. The area over the old drainfield was considered less desirable due to the lack of native soil at that
location.
