A. Parking_ t_ CITY OF SCANDIA
The parking lot can accommodate 99 vehicles in the main
parking lot. There is space prepared for future parking
adjacent to the main lot that can accommodate
approximately 70 additional vehicles in the future. That
future area is lawn now. As per the ADA guidelines, lots
with between 75 and 100 spaces require 4 ADA parking
spots, one of which must be van accessible. ADA
compliant spots will be sized, marked and signed according
to guidelines set forth on the US dept. of Justice website
ADA.gov. These spots will be paved and be connected to
the concrete sidewalk that connects the parking lot to the
Tasting Room entrance.
B. Loading-Spaces.-
The
oadingSpaces:The two loading spaces/ delivery areas are the kitchen
entrance and the winery production building.
C. Driveway -a:
The driveway was installed in 2019 with a grading permit
from the City of Scandia, and access to hwy 95 was
reviewed by MnDot. The storm water control was
reviewed by the Carnelian -Marine -St. Croix watershed
district before construction and no approval was necessary
due to the size of the parcel of land. We chose to build two
storm water retention areas on the north edge of the parking
lot to allow any runoff from the parking lots to infiltrate
into the ground. These areas have been seeded to prevent
any erosion and the driveway ditch was built to prevent any
water from impacting neighbors land. The ditch has been
seeded and has erosion control blankets and biologs
installed temporarily until it is fully vegetated.
D. TrafficCirculation:
All customer traffic will circulate as shown by the arrows.
Signage by the driveway and within the parking lot will
direct traffic as needed.
E. Sidewalks:
All sidewalks will be hard surfaced for ADA compliance.
The sidewalk from the parking lot to tasting room will be
concrete and the sidewalk to the back patio will be blacktop
to allow wheelchair access to the back patio as well as fire
egress from the tasting room lower level/patio area as
required by the building permit issued by the City of
Scandia in Feb. 2020.
F. Lighting=
All of the exterior lighting on the Tasting Room and
Winery Production building are recessed LED fixtures
within the soffit of the buildings, providing a downlight
effect similar to the attached picture. They are all a soft
light, directed down as to not be overly bright so they are
not visible to adjoining property while still providing
adequate illumination for safe movement of customers and
staff. Most of the lights will only be on during business
hours, with the exception of one set of lights on each
building that are on from dusk to dawn for security.
The sidewalks will be illuminated with low voltage lights
every 20 feet for the full length of the sidewalks. The
parking lot will be illuminated by "barn" style light fixtures
mounted on 10' poles at the locations marked. Parking lot
will only be lit during operating hours.
