Before any development can occur please address the following issues. Right of Wiry There's no access control at this location and the north right of way line is 75' from the MN97 centerline. The existing fence may be encroaching into MnDOT's right of way. If the existing fence is encroaching, it should be removed with the project (a permit will be needed for this work). Any new fence should be placed outside of MnDOT's right of way. Traffic: • MnDOT requires the permanent site access should come from CR15A (Manning Tr) rather than from MN97. This is primarily due to the lower volume on Manning Tr. (over 2,000 AADT) verses MN97 (close to 10,000 AADT). • It is very important to MaDOT to not introduce any glare hazard to traffic on MN97. The plans indicate there is a 150ft offset from MnDOT right of way on the south side of the property. Please inform Kaare Festvog (contact information below) if the tree line going to remain after construction. • It is unclear what is proposed for the reserved parcels in the southeast and southwest corners. MnDOT will want to ensue that whatever is planned for those locations will not create a hazard to traffic. • For informational purposes, there have been Cooperative Agreement proposals in the past to convert the current all -way -stop intersection at MN97 and Manning Tr. to a roundabout. It is not known if/when this project will move forward but potential impacts should be kept in mind when developing the property. Permit forms are available from MnDOT's utility website at www.dot.state.mn.tis/tecsup/titi!ity . Please include one I I x 17 plan set and one full size plan set with each permit application. Please direct any questions regarding permit requirements to Buck Craig (651-234-7911) of MaDOT's Metro Permits Section. Review Submittal Options: MnDOT's goal is to complete the review of plans within 30 days. Submittals sent in electronically can usually be turned around faster. There are four submittal options. Please submit either: 1. One (1) electronic pdf version of the plans. MDDOT can accept the plans via e-mail at metrodevreviews.dotgstate.mn.us provided that each separate e-mail is under 20 megabytes. 2. Three (3) sets of full size plans. Although submitting seven sets of full size plans will expedite the review process. Plans can also be submitted to MnDOT's External FTP Site.
