Dear Scandia City Council and Staff,
In consideration of the feedback received from the review of o ur variance request at the
15Jun2021 City Council mtg., we wish to modify our variance request to include only a
staircase/landing addition to the existing deck for primary purposes of emergency
egress/exit as previously outlined:
“Currently the only entrance/exit on the main floor of the house is the front entrance on
the south side at grade level. This exit is also near the inside staircase to the lower level
of the house. Due to the steep slope of the property a staircase would be required off of
the main floor on the north side of the house to get to grade level. There is a currently
an exterior door and small deck at the NE corner of the house that would be utilized to
provide a second exit from the upper level in case of an emergency.”
The proposed staircase/landing design modification (please see attached for design
and survey details) would reverse the staircase direction from the previously proposed
design and eliminate the deck portion on the lake side of the house. This provides for an
increased distance from the east property line, a reduced footprint, and no portion being
closer to the lake than the existing structure. Other options for exit/egress from the
second floor would require significant structural modifications deeming them impractical.
The closest distance to east property line is estimated to be 5’ and is no closer to the
property line than the central air conditioner unit which has been there for many years
(~25 yrs.).
Finally, all immediate neighbors have expressed support of our request including the
most impacted neighbor to the east.
We understand that our application will be discussed at the council workshop mtg. on
07Jul2021 and would appreciate review and potential action/remedy for this
modification at that time.
