7.b 2 planning commission recommendation for continenza variance extension Staff Report Date of Meeting: May 17, 2016 To: City Council From: Neil Soltis, Administrator Re: Continenza request for additional extension of variance Background: On May 21, 2013 the City Council approved a variance for 13350 188th Street N for a lot line adjustment and variance from the minimum lot size requirement to allow for the construction of a home and related improvements on 2 existing lots totaling 0.97 acres. That variance was to expire on December 31, 2016 unless the applicant commenced improvements before that time. On May 11, 2015 an extension until December, 31, 2016 was administratively approved with the provision that the project commence or application is made to the Planning Commission for an additional extension. On March 28, 2016 a request for an additional extension until December 31, 2017 was received by the City. Pursuant to the development code 2nd extensions of variances are to be presented to the Planning Commission for a recommendation and to the Board for a decision. The Planning commission recommended the extension at their May 3, 2016 meeting. Issue: Should the additional extension be granted. Details / Discussion: The Continenza has satisfied most of the condition included in the 2013 approval and have deposited the requisite funds for the sanitary connections. Options:  Approve the extension until December 31, 2017  Approve the extension until December 31, 2017 with additiona l conditions  Deny the request for the extension.
