Brief Description of Request: We request a variance from 3.2 (2) (B) of Chapter 2 Zoning Regulations regarding Accessory Structures. The proposed location is closer to the road right -away than the house. With regards to 3.2 (2) (B) 1 & 2, the structure will be 200+ feet from the road right-of-way, but our lot is just under 5 acres. All setbacks will be met. Description of hardship: To place the accessory structure behind the house would place it on the highest point on our property and would require the removal of multiple large trees. The septic system is located on the southwest back corner of our lot, so this location is not an option. Directly behind our house are the septic tanks and lift system. On the northwest back side of the house, a seasonal brook runs during snowmelt and heavy rainfall, and placing the barn here could disrupt the proper flow of water. Because our house sits near the back of the property, we would need to cut down most of the trees between our house and the neighbors to the west and north if we tried to place the building behind the house. As a result, the structure would be clearly visible to both these neighbors. With the current proposal, the structure will not be visible from the road right-of-way and should be viewable only by the neighbor to our south. We also request a variance from the 35 -foot maximum height for the General Rural Zoning District. We wish to preserve the historic accuracy of the building, and the tower extends higher than 35 feet. Please note that the proposed location for the structure is about 6 feet lower than the house, which will impact the appearance of the tower's height. In addition, our house is quite tall, so the structure will look proportional to the house. The structure will be surrounded by trees that are higher than the tower, and the tower will be covered in pine siding that is painted forest green to blend with the forest. In discussing the proposed plan with the neighbor to our south, they have expressed support for our plan. We propose siding the building in pine lap siding, painted forest green with barn red trim to match the colors of the barn when it stood on Olinda Trail. Our house is finished with cedar lap siding in cedar brown with forest green windows, forest green roof, and barn red trim. Therefore, the color scheme of the accessory structure will match the color scheme of our house. We propose asphalt roofing in charcoal black similar to the colors that existed on the barn when it stood on Olinda Trail -- or cedar shake roofing if budget allows it. S. The city may increase the amount of the required escrow deposit at any time if the city's costs are reasonably expected to exceed the minimum amount. Any balance remaining after review is complete will be refunded to the applicant. No interest is paid on escrow deposits.
