PC RESOLUTION NO. 2021-01
APPROVING A MINOR SUBDIVISION OF THE PARCEL LOCATED
AT 12937 MAYBERRY TRAIL NORTH
WHEREAS, Matthew Olson has made an application for a Minor Subdivision named the
Lily Pad Lookout Minor Subdivision to create Lot 1 of 10.5 acres and Lot 2 of 11.06 acres, by
subdividing the existing 22.09-acre parcel located at 12937 Mayberry Trail North (PID #
2103220420004); and
WHEREAS, the property is legally described as follows:
That part of Government Lot 2, Section 21, Township 32 North, Range 20 West,
Washington County, Minnesota, lying westerly of the center line of Mayberry Trail
North, and lying northerly of the following described line:
Commencing at the northeast corner of said Government Lot 2;
thence on an azimuth from north of 270 degrees 48 minutes 21 seconds, oriented
to the Washington County coordinate system, North Zone, along the north line of
said Government Lot 2, a distance of 755.32 feet to a point, said point being on
said center line of Mayberry Trail North;
thence southeasterly a distance of 371.28 feet along said center line, along a non-
tangential curve, concave to the northeast, having a radius of 5500.00 feet, a
central angle of 3 degrees 52 minutes 04 seconds and a chord on an azimuth of
156 degrees 59 minutes 34 seconds;
thence on an azimuth of 155 degrees 03 minutes 33 seconds, along said
centerline, tangent to the last described curve, a distance of 319.46 feet to the
point of beginning of the line to be described;
thence on an azimuth of 254 degrees 43 minutes 52 seconds a distance of 927.19
feet;
thence on an azimuth of 270 degrees 38 minutes 57 seconds a distance of
approximately 351 feet to the easterly shore line of Fish Lake, and said line there
terminating.; and

WHEREAS, the Planning Commission reviewed the request for the Minor Subdivision at
a duly noticed Public Hearing on January 5, 2021, and recommended approval of the Minor
Subdivision, with conditions; and
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE PLANNING
COMMISSION OF THE CITY OF SCANDIA, WASHINGTON COUNTY,
MINNESOTA, that it should and hereby does recommend that the City Council approve the
Lily Pad Lookout Minor Subdivision, to create Lots 1 and 2, approximately 10.5 acres and 11.06
acres respectively, by subdividing the existing parcel located at 12937 Mayberry Trail North.
FURTHER, BE IT RESOLVED, that the following conditions of approval shall be met:
1. The minor subdivision shall be in substantial compliance with the Preliminary Plat and
Final Plat reviewed with this application.
2. The applicant shall pay a fee in lieu of park land dedication to the City , with the fee total
being $3,000.
3. The applicant shall pay all other fees and escrows associated with this application.
4. The applicant shall record the Final Plat with Washington County within one year of the
date when the minor subdivision is approved by the City.
